German team advises BNP Paribas REIM on purchase of Honeycamp property in Mannheim

Global Press release - Business December 2022

Global law firm Norton Rose Fulbright has advised real estate investment manager BNP Paribas REIM on the purchase of a cocrafting property from project developer Honeycamp Management GmbH for one of its funds.

Norton Rose Fulbright Munich partner Dr. Maren Stölting and counsel Dr. Britta Jilge were the lead partners on this transaction.

The multi-tenant property in Mannheim's industrial park was built by project developer Honeycamp using all-wood construction methods and meets the latest energy standards. Solar panels on the building roofs ensure a self-sufficient power supply, and heating is provided by district heating. The building complex covers around 11,500 square meters with 76 office and commercial units on around 9,200 square meters of rental space. Of the 113 car parking spaces, 24 are already equipped with e-charging columns. There are also 76 bicycle parking spaces and shower facilities for commuters.

The Honeycamp concept offers tenants a professionally managed user community through an on-site community manager. The model is particularly attractive to startups due to short lease terms and spatial flexibility. The first floor and upper floor units can be spatially combined or separated again. A meeting room with event kitchen and a roof terrace offer the opportunity for meetings and exchange.

The office and fabric building in Mannheim opened in 2021 and is fully leased with 45 users (manufactories and production companies, service providers, researchers and developers, and mechanical engineers).

Investment manager BNP Paribas REIM offers a comprehensive range of investment solutions covering all asset classes and markets, tailored to the needs of institutional investors. The Norton Rose Fulbright real estate team previously advised BNP Paribas REIM on the purchase of a new-build DIY store in Bremen in April this year.

The Norton Rose Fulbright team that provided legal advice on this transaction was led by Munich partner Dr. Maren Stölting (Real Estate). She was supported by partner Tino Duttiné (Tax, Frankfurt), counsel Dr. Martin Hoffmann (Real Estate, Hamburg), counsel Dr. Britta Jilge (Real Estate, Munich), senior Tax associate Julia Gallinger (Tax, Hamburg), associate Matthias Kemnitzer (Real Estate, Munich) and counsel Bernd Schneider (Real Estate, Hamburg).

Jones Lang LaSalle acted as broker. Orange recon advised on the technical due diligence.
