Norton Rose Fulbright advises Panattoni on long-term lease agreement for new distribution centre for Intermarché

Global law firm Norton Rose Fulbright has advised Panattoni as the developer on a long-term lease agreement for a new distribution centre for Intermarché in Panattoni Park Sosnowiec IV, located in the Silesia region.
The facility provides 33,600 square meters of state-of-the-art warehouse and office space, tailored to meet the complex logistics needs of one of Poland’s largest food retail chains. The project is designed to support the distribution of fresh and frozen products and includes cold storage, freezing zones, a 1,100 kWp photovoltaic installation, and advanced heat recovery systems.
The new centre also features comfortable office space, electric vehicle charging stations, and bicycle infrastructure to support Intermarché’s operational teams.
In line with its sustainable development strategy, the project includes tree planting, the creation of a wildflower meadow, and the installation of insect habitats. BREEAM certification at the ‘Excellent’ level is underway.
Norton Rose Fulbright’s Warsaw team negotiated the long-term lease agreement under which Panattoni developed the facility tailored to Intermarché. The team also provided ongoing legal support throughout the development process.
The transaction was led by real estate and construction senior associate Jakub Kowalczyk who was supported by associate Magdalena Olechniewicz-Blocher. Real estate partner Magdalena Zienkiewicz supervised the transaction.
