Warsaw team advises Panattoni on construction of BTO facility developed for Media Expert

Global law firm Norton Rose Fulbright has advised Panattoni as the developer on the construction of a new Built-to-Own (BTO) distribution centre in Łódź.
The BTO distribution centre will be developed for Media Expert, Poland’s largest distributor of consumer electronics and home appliances, operating over 600 retail stores across approximately 470 cities.
The modern facility will comprise over 207,000 square meters, BREEAM-certified, and represents an investment of nearly PLN 500 million (EUR 120 million).
This is one of the largest logistics transactions in Panattoni’s history and will significantly enhance Media Expert’s logistics capabilities, supporting both e-commerce and traditional retail operations.
The new distribution centre will allow Media Expert to efficiently manage its expanding product portfolio and meet increasing consumer demand. It will primarily focus on home appliances, consumer electronics, and bicycles, whilst also supporting diversification into segments such as gardening and fitness products.
Norton Rose Fulbright’s Warsaw team negotiated the development agreement based on which Panattoni is developing the facility. The team continues to provide legal guidance on the construction process.
The transaction was led by real estate and construction senior associate Jakub Kowalczyk who was supported by associate Wojciech Jaskulak. Real estate partner Magdalena Zienkiewicz supervised the transaction.
