Biography
Sam Pearson is a real estate lawyer based in London. He acts for a range of clients including UK and international banks, institutional investors, real estate funds, property companies, developers, landlords and corporate occupier tenants across a range of sectors.
Sam's experience includes advising on UK real estate and corporate acquisitions and disposals, complex development and regeneration projects, and the financing of UK real estate assets. He also acts for landlords and tenants on pre-lets, leases and portfolio management.

- Hinduja Group - Advised on the re-development and financing of the iconic former Old War Office building in Whitehall, Central London into an ultra-luxury five star hotel under the iconic “Raffles” brand and luxury branded apartments now known as The OWO.
- Emirates NBD Bank – Advised on the re-financing of the luxury five-star Bvlgari Hotel in central London. The six floors above ground level hold the hotel's bedrooms, while five subterranean floors contain the state-of-the-art gym, swimming pool and spa facilities.
- Al Faisal Holding – Advised on the re-financing of the seven storey 192 room W Hotel in Leicester Square, London. The hotel has its own spa and nightclub which is dominated by a 17,000 mirror glitterball.
- Aroland Holdings Limited – Advised on the loan for St Helen’s, 1 Undershaft, London (previously known as Aviva Tower) as part of its proposed redevelopment into the tallest building in the City of London and joint tallest building in the UK (alongside the Shard).
- Standard Chartered Private Bank – Advised on the acquisition financing of Lion Plaza, Old Broad Street, London, a mixed use multi-let building in the heart of the City of London for an amount in excess of £200 million, one of the largest UK real estate acquisitions of 2023.
- Malaysian Banks – Advised on the refinancing by Elite UK REIT of a 95 property portfolio for £135 million and a 55 property portfolio for £80 million, both primarily let to UK government entities.
- Middle Eastern Investor – Acted for a high net worth individual on the acquisition of prime residential real estate in the heart of the west end of London for circa £24 million.
- Saxo Capital Markets UK Limited – Acted on the acquisition of UK office headquarters at Canary Wharf for a global leader in online trading and investing.
- Bank of East Asia – Advised on the refinancing of the Langham Hotel, London for £140 million.
- PPHE Hotel Group – Advised the hotel group on the refinancing of Holmes Hotel London as part of a wider corporate restructure.
- Qatar National Bank – Acted for the bank on the refinancing of a Marks & Spencer national property portfolio.
- British Racing Drivers Club - Advised British Racing Drivers Club (owners of the world famous Silverstone motor racing circuit and home to the British F1 Grand Prix) on its development of Silverstone, including a new Hilton Garden Inn hotel and luxury trackside lodges.
- A major luxury car manufacturer - Advised on the acquisition and development of a new state-of-the-art eco manufacturing facility and headquarters within the Goodwood Estate in West Sussex, home to the world famous Festival of Speed, Goodwood Revival and Glorious Goodwood.
- Civitas Social Housing PLC – Advised this registered care and specialist supported housing fund as part of a multi-disciplinary team on the acquisition of a 29 property portfolio.
